Relax! April is Stress Awareness Month

Believe it or not, the average stress level of Americans has dropped since 2007, according to the American Psychological Association (APA). But, we here at Howard Hanna Insurance Services understand if you don’t exactly feel that way. It’s a good thing, then, that Stress Awareness Month is here.

Reducing your stress is well worth your while. If you don’t know where to start, tese tips from the Mayo Clinic and WebMD will get you headed in the right direction:

Make stress management a goal. Simply saying, “I want to reduce stress” isn’t enough. You’ve got to learn to identify problems and implement solutions, which takes work.

Identify your triggers. What situations cause you to experience stress? Work? Relationships? Money? Don’t overlook everyday tasks, such as commuting, or even positive events, such as starting a new job.

Consider strategies to deal with those specific triggers. For example, creating a budget plan or talking to a financial adviser could help ease your worries about finances. Changing your hours at work could potentially improve your commute.

Practice relaxation techniques and live a healthy lifestyle. Here are just a few tools that people use to help alleviate stress:

Deep breathing, yoga or tai chi
Meditation and guided imagery — imagining yourself in a place of relaxation
Writing or talking to someone about your feelings
Exercise (even simple stretching or housework) and outdoor recreation

Art and other creative projects
Ask for help. Many people you know have probably experienced similar stresses to your own. Find out how they have solved problems and relieved stress. And, if they are still having trouble, you can work on managing issues together.

Red, depending on the intensity and shade, can evoke strong emotions of power, assertiveness, and domination or subtle emotions such as thoughtfulness. McDonalds, Coca-Cola, Pizza Hut and KFC all use the color because it encourages appetites and hunger. However, red is also typically characterized as a passionate color and is associated with love (red roses) and Valentine’s Day.

  • Increases hunger
  • Pumps up adrenaline
  • Stirs excitement and passion; great for romance
  • Unsaturated red increases friendliness and warmth

Negative Effects

  • Raises blood pressure, increases the heart rate, and speeds up respiration

  • Dining Room: Since red encourages appetites, an ideal place to use it would be the dining room, to make people hungry, as opposed to the kitchen, where people are in the process of cooking. Studies have shown that if you go to a grocery store while hungry, you’re more likely to deviate from your grocery list and buy an excess of unneeded food. In the same sense, using red in the kitchen may cause you to eat food before it is fully prepared or even makes it to the dining room.
  • Front Door: Culturally, a red front door has been regarded as a sign of good luck and a safe place. In China, many paint their doors red before the Chinese New Year for good luck and to draw chi into the home. In America, a red door used to indicate that the home was a safe stop for travelers. Red also creates a strong first impression, and as such, is great for the front door.

One of the most popular colors in offices, blue is frequently associated with calmness, serenity, meditation, peacefulness, and water.

Positive Effects

  • Brings down blood pressure and slows both respiration and the heart rate
  • Associated with relaxation, serenity, and calm states of being
  • Promotes alertness – sunlight contains color from the blue end of the spectrum and wakes people up: the same result can be achieved with blue LEDs
  • Encourages intelligence – studies indicate that people who were exposed to blue before taking an exam were more likely to succeed and achieved greater results on their exam

Negative Effects

  • Especially in winter, certain shades of blue can come across as cold and make people feel unwelcome

But in the last decade, we’ve seen a miniature revolution to make pink a gender-neutral color once more. Despite the dichotomous history of pink and blue, pink has been proven to calm people down and has even garnered the term “the pink effect.”

  • The Pink Effect – a study conducted at an American state prison indicated that inmates exposed to pink became significantly calmer, and the effect lasted for at least 20 minutes

Like white, black goes with anything and everything. However, unlike white, too much black can drown out a room and create a negative atmosphere. Designers and home stagers generally agree that a touch of black in any room helps to ground the main color palette used in that room and give it a sense of depth.

Having a basic understanding of important real estate concepts during your home buying or selling process will help you feel much more at ease. Of course your Real Estate agent is there to make sure you understand the entire process but having your own knowledge of the basics will give you great peace of mind. Here are twelve real estate terms to become familiar with. Make sure to contact a Nothnagle Real Estate Agent if you have further questions!

  1. Appraisal — The estimated value of the property as determined by a qualified appraiser. Lenders require an appraisal of a property before providing the mortgage loan to the buyer.
  2. Appreciation — The amount that a property has increased in value over a specific time.
  3. Buyer’s Agent vs. Listing Agent  — There are usually two agents involved when you buy a home; the “buyer’s agent,” who represents you, and the “listing agent,” who represents the home seller.
  4. Closing — The closing is the scheduled day on which the sale of the property is officially finalized. The buyer signs all the mortgage documents and pays the closing costs and the seller completes the transaction with the buyer.
  5. Closing Costs — The closing costs refer to all of the costs associated with the final sale of a property, all of which must be made by the closing date. These costs typically include agent fees, origination fees, lawyer fees, title insurance fees, survey fees and taxes.
  6. Contingency — A condition that must be met before the contract between the buyer and the seller becomes legally binding. A common contingency is the home inspection. If the home inspection reveals major problems, then the contingency allows the buyer to walk away from the contract without losing money.
  7. Depreciation — The amount that a property has declined in value over a specific time.
  8. Down Payment — The down payment is the amount of money you pay toward a property out of pocket before your lender provides you with the mortgage loan to cover the rest of the property’s price. The down payment varies depending on the type of mortgage you take out as well as a number of other factors. It can be anywhere from 3 percent of the total cost to 20 percent.
  9. Escrow — The escrow is a deposit of funds or documents that are held by a neutral third party (often an escrow agent) until the sale goes through.
  10. Mortgage Pre-Approval Letter — Buyers can get approved for a home loan (known as a mortgage) before they find a property they want to invest in. This is known as being pre-approved for a mortgage. This lets buyers know how much they can borrow. They can use the mortgage pre-approval letter to show sellers that they have the financing in place to purchase the home, which often gives them a leg up on competing buyers.
  11. Multiple Listing Service — The Multiple Listing Service (MLS) is a large database that real estate agents have access to that provides detailed information about most of the properties that are currently on the market.

Nothnagle Realtors Opens New Office in Orchard Park, New York

Orchard Park, NY (May 18, 2016) – On Tuesday May 17, Nothnagle Realtors and Howard Hanna hosted the grand opening celebration of its new Orchard Park office, located at 4264 North Buffalo Road, Suite 300, Orchard Park, New York.

From 4:00 p.m. until 7:00 p.m., appetizers and refreshments were served with an official ribbon cutting scheduled for 4:30 p.m. In attendance were members of the Hanna family, as well as executives and senior leadership.

During the grand opening, attendees were able to view the new office space, which has an open floor plan, beautiful exposed beam ceilings, and brick walls. The new location is in the Four Corners of the Village of Orchard Park. The office is 3,400 square feet, which is three times the size of the former office, with ample space for 24 agents to call it “home.”

In 2012, Nothnagle Realtors expanded into the Buffalo market, adding a second location in Orchard Park in 2013. Once Howard Hanna joined forces with Nothnagle Realtors in 2015, the expansion into a larger office was inevitable.
